Reroofing is the process of installing one layer of new shingles over an existing layer shingles. Because there is no tear off, reroofing can go faster and be less expensive than a complete roof replacement. There is less debris produced and less labor involved which brings down the cost.
Reroofing can sometimes be a good choice for homeowners who have a roof that is nearing the end of its lifespan, and is still in overall good condition. There may be some minor issues or leaks, but no major water damage, soggy or missing shingles, or large amounts of moss or mildew growth.
Reroofing can only be done once. If you already have two layers of roofing in place, reroofing is not an option for you. Reroofing is not always in the best interest of your home either. Since the new shingles are installed directly over the existing shingles, there is no way to find deficiencies that may be present under the existing shingles. Some examples of these deficiencies are delamination or saturation of plywood, missing or damaged flashing, or deteriorated underlayment. Reroofing also increases the thickness of your roof, which can lead to aesthetic concerns. The new layer of shingles will not lay down as smoothly as with roof replacement.
The process of re-roofing also offers no additional protection from ice damming, as there is no new or additional ice and water membrane installed. If ice damming has been a concern or issue on your home, the re-roofing option may not be in your best interest.
A roof replacement involves tearing off everything on the roof down to the existing deck, then installing new underlayment, leak barrier and shingles.
Roof replacements can be done at any time. They should always be done if there is more than one layer of shingles on the roof, or if there are problems or concerns with the condition of the roof deck. If the shingles are in poor condition, a roof replacement is also the best answer, as it allows all problems to be addressed, rather than simply covered up.
The bottom line, there are only a few times when it is worth the saved money to choose the reroof option over a total roof replacement. Choosing the roof replacement option is always the better and longer lasting option.
Cedar Tear Off
Homes built prior to 1950, may still have cedar shake roofing on the home. If there is still cedar present, it must be removed by code and a new deck surface installed. Cedar Shingles are installed over top of skip sheathing. Skip sheathing are boards, installed on the rafters with spaces between them.
The process of removing all this material is very labor intensive. Once the cedar shakes have been removed, new plywood is installed over the skip sheathing to provide a sound nailing base for the new shingles. At this point the process continues as with a roof replacement.
